How It Works

An Energy Performance Certificate (EPC) rates a property's energy efficiency from A (most efficient) to G (least efficient) on a scale of 1-100. The rating is based on the building's construction, insulation, heating system, lighting and renewable energy features. EPCs are required when selling or renting a property in England and Wales.

The assessment considers the property's fabric (walls, roof, floor, windows), heating system type and efficiency, hot water system, lighting (proportion of low-energy bulbs) and any renewable energy generation. Each factor contributes to the overall score. A typical UK home scores Band D (55-68 on the scale).

This calculator provides an estimated EPC rating based on your property's characteristics. It identifies the improvements most likely to increase your rating and estimates the cost and energy saving of each. Landlords must have a minimum EPC rating of E to let a property, with plans to raise this to C for new tenancies.
